Termites have been around for millions of years longer than humans, and are likely to survive longer than we do on this planet, so I suppose we should be grateful to them for only munching away at half the areas of France - the only way of avoiding the pests is to live up North, perhaps speaking with a Yorkshire accent will confuse them. In many parts of France it is a legal requirement to have the property inspected and provide an official approves certified absence or treatment before you can sell your property. The bottom line is you, can never know if they have really gone, or how long they will stay away. I now of one property which had two professional inspections about 6 months apart. The first found some evidence of termites in the garden, the second found none. Here are a couple of recent mails about this... ======= Tony I recently sold a house in France and as a result to complete the sale the notary organised all the permits, termites lead and asbestos etc. The new owners have after three months discovered a bad termite infestation. Who would be responsible for that ? As a complicating issue the termite inspecting company did not inspect the cellar where the termites are . Thank you Regards James === Hello James If you paid for a full termite inspection and the company issued a certificate and the problem was found within 6 months of the inspection, I believe the new owners can claim from the termite inspection company. I doubt the Notaire will accept any responsibility - they never do. My understanding (I am not an expert) is that this is entirely the buyers problem as long as you complied with the requirement for inspection for the sale and the Notaire is responsible for making sure these sort of things are done (without liability). I referred to an independent legal advisor in the last newsletter who may be able to assist if needed. The house I understand was treated a few years ago , the certificate expires in January 2007..Could you tell me "roughly",how much does the average treatment cost, for a standard 4 bedroom Perigordian Farmhouse and how long would it last...I fully understand that you will only to be able to give estimates .. Robert === Hi Robert A real "ball of string" question - spraying and injecting will cost from 2,000 euro to 10,000 euro on average, can be less, can be much more - a certificate is only relevant for 6 months and a recent certificate - less than 6 months termite free is required if you are selling - the certificate from the old treatment company is not very useful and is irrelevant for the sale of the house Termites are endemic in Dordogne - http://www.termites-info.com/images/carte_termites_sml.jpg many properties will have evidence of termite activity.
