1. Our children are studying at colleges but it seems they are still spending most of their life at home, with us. With the three month Summer break looming from June, Miranda, our 17 year old is looking for work - so if anyone wants an intelligent, hard working, perfectly bi-lingual student to help with just about anything for the summer - please let me know. She is great with kids and has helped with catering and functions. Her dream is to be a nanny in New York or California (Miss Fran Fyne has a lot to answer for), anything considered - (I will pay the fare to anywhere so I can have peace and quiet this summer) - Write to me at tony@nizas.com

2. The http://rentalsfrance.com/ website is almost back to normal. After eight years of building up the business it was traumatic, to say the least, when a combination of attacks on the server and the restricive practises in France nearly scuppered me last year. This year started off badly when files were lost in a transfer to the new company, but we are holding in there and if you are looking for accommodation in France there are some bargains being offered, book direct from theowners.

3. The very strong interest I have received about fractional ownership of property in France has been a real eye-opener. I have added more pages to http://nizas.com/ explaining more about the way this works. We are adding many new properties and are creating a new site to help people create their buyers-groups.

Fractional ownership means you own shares directly in the freehold of a property with a few other like-minded people. You benefit from full management control, you own the property and gain from all increases in its value. You buy a freehold, not just a date on a calendar, no expensive managment costs, everything is in your control.

A group of four to ten investors can own a luxury villa or apartment, have all the advantages of freehold and share the costs of maintainence and management.

We are building a specialist team of advisors to give help to anyone looking at fractional ownership as a way to invest in property and have a prestige home for vacations and leisure. Please write to me for more details of our own property club.

4. I am not a fan of French banks - some of the stories I hear from friends are hair-raising - delays, incompetance and losses - I know they are not all bad and that there are bound to be exceptions, but this is not the norm - here is a mail I had this week from a reader Bank Robbery

=======

5. Builders are another subject I get a lot of mail about - my own experience is not all bad and I do know a few trades people who I admire, but this mail is a warning to only pay for what you get. Bankrupt Builder

6. I wrote about this last week and got a lot of questions about inheritance and taxes - I can refer you to advisors and this looks to be a simple and efficient way of unlocking or using your capital - In France you can have your cake and eat it too it seems. Usufruite - example returns on investment

7. I do support leaseback investments, but it is vital that any person thinking of buying a leaseback property really does get good advice and fully understands the implications of the lease and the contract. Leasebacks are not a way to get a holiday home or a retirement villa in a few years time - they are investments Leasebacks - a cautionary tale
